Which first-time buyer programs actually stack in CA right now?

I qualify for Dream For All and a CalHFA second. My agent says I can also get a HomeReady on the first mortgage. Anybody actually closed a deal stacking all three?

Yes — closed one last month stacking Dream For All + HomeReady. The trick is Dream For All can't be combined with most non-conforming firsts but HomeReady IS conforming so it works. Make sure your lender knows.

Also worth noting the CalHFA second has income limits that bite hard above ~$140K for LA county. We had to restructure mid-escrow.
